Getting this wrong costs you either way — call someone out for what turns out to be condensation and you've paid for nothing, or write off a real leak as "just moisture" and it keeps causing damage. A few checks can tell you which one you're actually dealing with.

Signs it's condensation

• It's spread over a wide area, not one spot: Condensation tends to show up broadly across a ceiling or roof space rather than tracking from a single point.
• It doesn't get worse after rain: Condensation is driven by indoor humidity and temperature, not weather outside — so it won't intensify just because it's raining.
• It's worse in poorly ventilated rooms: Bathrooms, laundries, and rooms without exhaust fans are the classic spots for condensation-driven damp.
• It improves with ventilation: Run an exhaust fan or open a window for a day and see if it dries up — a real leak won't respond to this at all.

Signs it's a real leak

• It follows a line from a specific point: Roof penetrations, flashing, and skylights are common starting points, with staining tracking outward from there.
• It gets worse after rain, specifically: If the stain darkens or a patch feels damp within a day of wet weather, that's a leak, not condensation.
• It persists even in dry weather: Condensation eases off once humidity drops. A leak-affected area can stay damp regardless of how dry it's been.
• The ceiling feels soft, not just discoloured: Softness means water has been getting in for a while, not just a one-off spike in humidity.

A simple way to check

1. Note the weather pattern: Track whether the damp patch changes with rain or with how humid it's been inside.
2. Improve ventilation for a few days: If it dries out and stays dry, it was condensation.
3. Watch it after the next rain: If it reappears or darkens specifically after wet weather, it's a leak.
